One Ford Road Market Comparison

Considering One Ford Road is one of my favorite neighborhoods in Newport Beach, I constantly watch what homes are doing there. I ran a search to see how real estate has been affected in the community. Looking back at 2006 when real estate was doing well and had not been affected yet in Newport here is what I found in One Ford Road:

• 27 homes sold
• Average price sold $2,700,000
• Average price by sq. ft. $746.00
• Average days on market 62

I then went and looked at 2008:

• 6 homes sold
• Average price sold $2,200,000
• Average price by sq. ft. $625.00
• Average days on market 91

Now looking at 2009 up to August 22:

• 8 homes sold
• Average price sold $1,700,000
• Average price by sq.ft $581.00
• Average days on market 112
