Should You Use A Buyers Agent When Purchasing A Home?

Absolutely! I say. I have noticed that lately many of the buyers coming to my open houses feel that if they use the listing agent to represent them in a home purchase, they will get a better deal. Well, if the seller is paying the commission why would a listing agent get a better price for the buyer, they are working for the seller. That sounds a little unethical to me.

Often a listing agent will tell you they will cut their commission and give the money back to you. Consider this. If they can't negotiate for their own work, how could they negotiate for you. If they are willing to give up part of their income, I think they are a little desperate.

Look at this way, in a divorce would a husband and wife use the same attorney? Who would get the better end of the deal? If an agent gives you back 1% of their commission, on a $1,000,000 home that's $10,000. Shouldn't an agent be able to negotiate better than a $10,000 reduction on a million dollars?

Please think about this! An agent that offers you this kind of an incentive, must not be very successful. Is that who you want to represent you with one of your biggest investments? Shouldn't you want an honest person who is looking out for your best interest and not looking to see how much more they can make.

I won't tell you that it's impossible to have a listing agent represent you and have them be fair. If you find a home and the price is what you want to pay without any negotiating, then use the listing agent. But be sure they are not keeping any information about future problems with the home.
