Dover Shores, Newport Beach Real Estate Inventory

The Dover Shores community in Newport Beach has very low inventory as of late January 2012. Presently there is only a 3 month supply of inventory, which can definitely help prices to go up. Any time when inventory is under a 6 month supply it is considered a sellers market. 6 months is average and above 6 makes it a buyers market, which we have had for the past 3 years now.

Dover Shores is not the only community in Newport Beach with low inventory. I have seen all over Newport and it is the talk of the town.

Newport Beach Market Update November 2011

The Newport Beach Market Update for November 2011 seems to be a little weak. Which means: buyers, it is still your market! Generally sellers start wearing down at this time of the year, particularly if they have been on the market a while. You can often negotiate a better price at this time of the year.The median list price is down to $1,211,596, but only 22% of the homes on the market have had a price decrease. At its highest it was at 30%, Which is an indication that sellers are more realistic on their list price.

The Market Action Index is the absorptoin rate of how many homes are selling versus homes on the market. Take a look at the following information. Notice that the past 2 years towards the end of the year sales do pick up. Many folks think that during the Holidays it is not a good time in real estate, but it actually is. Many homes sell during this time. If you are a seller, serious buyers are looking now! So don't give up, you just may sell your home in December! The Holidays is a great time to be selling your home, due to others taking their homes off the market, therefore less competition.

Take a look at the following questions and see if they help you decide whether you’re ready to move to a larger home or to a more desirable location. If you answer yes to most of the questions, it’s a sign that you may be ready to move. It's times like this that many folks choose to move up. But it has to make sense for you.

1. Have you built substantial equity in your current home? Look at your annual mortgage statement or call your lender to find out. If you’ve owned your home for 7 or more years, you may have significant, gains.

2. Has your income or financial situation improved? If you’re making more money, you may be able to afford higher mortgage payments and cover the costs of moving.

3. Have you outgrown your neighborhood? The neighborhood you pick for your first home might not be the same neighborhood you want to settle down in for good. You may want a better school district or a shorter drive to work.

4. Have you though of remodeling? Sometimes you can create a bigger home by adding a new room or building up. But if your home does not justify remodeling or you don’t want to be bothered with it, then moving to a bigger home may be your best option.

5. Are you comfortable moving in the current housing market? While the real estate market has been slower than usual there are still plenty of buyers out there. Finding a buyer may take longer, but you’ll have more selection and better pricing as you seek your new home.

6. Are interest rates attractive? A low rate not only helps you buy a larger home, but also makes it easier to find a buyer. Interest rates presently are at 40 year lows.

Market Update For Dover Shores Community In Newport Beach, Ca

The most recent market update for Dover Shores Community in Newport Beach is a bit optimistic! The 3rd quarter for 2011 is not quite done yet but it looks to have been an inprovement over last year. When I took a look at the homes that sold in the 3rd quarter in Dover Shores last year and compared to how many have sold today we are ahead by 3 more sold, and we have 7 in escrow.

The average price sold this year has been $1,468,676 versus last year $1,296,463. While the highest price sold last year for this quarter was $2,295,000 this year it was $3,260,000! I also looked at the entire year of 2010 compared to what we have sold this year so far and this year we are ahead by 10 homes. We still have the last quarter to look at.

I love selling real estate in the Dover Shores community , not only because I love the community but because it offers an opportunity for young folks that are wanting to move to Newport Beach to start their first home here.

Newport Beach Beaches

Newport Beach Beaches are some of the country's cleanest, with the best water quality. There are several beaches you can try in Newport Beach and Corona Del mar.

First Balboa Island Beaches are small so many locals don't even know that they are public. When I say they are small they really are, be sure to get there early to save your spot. They are right along the board walk so all day you will not only enjoy the beach but you can also people watch.

Newport Beach Pier.The Beach here is known to the locals as Blackies. There is plenty to do in the 5 miles of sand you will encounter. Restaurants, bars, shops, are some of the places you can tour. You can also rent bikes, roller skate, or skate board on the board walk. This area definitely attracts the tourist.

The Wedge in Newport Beach is a spot where giant waves break. This is located at the end of the Peninsula point. You do not want to get in the water here unless you are an experienced body boarder. And no boards either! Usually summer is when the biggest waves break here. It's really fun to come and watch. Please be really careful here, it is very dangerous.

Big Corona and Little Corona are located between Ocean Blvd and Poppy and Marguerite. At Big Corona Beach you will find a snack bar, surfers, swimmers, and volleyball players, at night you can build a campfire. Walk on down to Little Corona and see the tide pools. Families with little kids visit here often.

Crystal Cove State Park and Beach. Here you will find a 3 mile stretch with 7 coves along the way. Not only can you swim, Sunbathe, hike, and surf, you can have lunch at the darling seaside Beachcomber Café.

Balboa Island Real Estate Booming In 2010

2010 was not a great year for many , but if you were a seller on Balboa Island your property probably sold. In 2009 only 22 homes sold on Balboa Island,in 2010 40 sold!! This is amazing when the average square foot sold on the Island is over $1000 a foot! Balboa Island is prime real estate and if you are able to buy there now you will be happy you did in a few years.

Today there are 23 homes for sale
7 pending sales
and in the last quarter 8 sold at an average sold price of $2,400,000
Prices ranged from $950,000 which was unheard of on the Island, all the way to $4,500,000.

Newport Beach Zipcode 92660 Shows Prices Rising

Newport Beach has several zip codes. Lets look at what is happening today in the city of Newport Beach.

In the Newport Beach 92660 zip code we are seeing an up trend in pricing. Considering the time of the year this is great news!

The zip code 92660 seems to be the more affordable in the community. While there's less costly homes in the other zip codes also, this area of Newport tends to bring in the buyers just moving up to the area.

Now let's look at the extreme, Corona Del Mar. This community of Newport is the more upscale area. It is very prestigious to own in Corona Del Mar. Many homes are in walking distance to the ocean and many have spectacular views.

As you can see looking at this zip code 92625 compared to 92660, there's quite a difference. The funny thing is that no matter where you live in Newport it's absolutely beautiful everywhere, and you will benefit from all the community has to offer.

The last zip code I will compare is the most expensive and that is Newport Coast. Newport Coast is a newer community and tends to attract out of the area buyers because of this. Local Newport Beach residents appreciate old Newport therefore they don't mind the 30-50 year old homes in the other areas that sometimes turn away new residents.

5 Things to do Before Putting Your Home on the Market

Before putting your home on the market please do the folowing:

1.Have a home inspection prior to putting your home on the market, that way you can start on repairing any items that may discourage a potential buyer from purchasing your home.

2.Clean out all the clutter. Have a garage sale or donate items you have not used in the past year. Start packing items you don't use frequently. It will save you time when you are ready to move. Clean everything, windows, carpet, walls, ceiling fans, baseboards, light fixtures, and of course bathrooms and kitchen need to be clean as a whistle!

3.If any big ticket items need to be replaced get estimates to repair or replace. It will help you when negotiating starts.

4.Get your warranties and guarantees together. Also any user manuals will be very helpful for new owners. Names and phone # of pool cleaner, gardener, or any other service providers you may use.

5.Curb appeal will help a buyer decide whether they come in or not. Is your yard well manicured? Is your lawn green? or does it need a feeding? It takes about 2-3 weeks after a feeding for your lawn to look healthy. Make sure shrubs are cut back and any dead plants or flowers should be removed. Clean dirt is better than dead plants!

Newport Beach or Costa Mesa, where would you live? I have lived in Newport Beach for the past 27 years and I have loved every minute of it. Now our kids have grown and starting to leave and it's time for us to size down. One of our choices would be East side Costa Mesa. It's so charming! and more affordable. There are certain streets that are more desirable like Flower, Magnolia, Costa Mesa, and my favorite Broadway.

East side Costa Mesa is just across the street from West Newport Beach, take a look at the difference in price.

This is the kind of home you will frequently see in this neighborhood! They are so cute!!!

While the median list price is $575,000 in East side Costa Mesa, in Newport Beach its $1,695,000.

Newport Beach Real Estate Statistics

Everyone wants to know what real estate is doing these days and I find it interesting how folks I speak with everyday believe things are slow. Well, Newport Beach real estate statistics prove differently. This week the median list price is slightly higher than last week in the 92660 zip code. Today the median price is at $1,682,500. Demand has been increasing and the days on market is trending downward. These are positive signs for the real estate market.

Homes sales have been exceeding inventory lately. Since it is still a buyers market due to extra inventory, prices have not started to climb yet. However if supply and demand continue on the same path we are likely to see prices climb.

Homes priced around $800,00-$1,250,000 seem to be the hot sales these days in Newport Beach. Just a few years ago you would be lucky to get in Newport Beach at $1,200,000. Considering the state of our economy and the drop in real estate the last couple of years still about 25% of sellers are over priced.

There's an amazing little town called Corona Del Mar in Newport Beach. In Corona Del Mar you will find some of the most amazing Real Estate in Orange County. Just yesterday the Daily Pilot our local newspaper had a story on the $30,000,000 home for sale!

Today while I was out on Realtor Preview it was quite obvious that inventory is down. There were hardly any homes to see. Notice a year ago there was very little inventory and then in September 2009 it peaked. Recently buyers have been taking advantage of the lower prices and we are starting to have a difficult time finding homes for our clients. I myself have had that issue with one of my buyers recently, but finally today we open escrow in the prime real estate neighborhood of Jasmine Creek in Corona Del Mar.

Jasmine Creek is a guard gated community in the heart of Corona Del Mar. The community consist of attached homes which many are single story. In Jasmine Creek you will find homes with ocean views or green belt views. It is a quiet community which features a club house, tennis courts, and 3 swimming pools.
