I saw this home today on Realtor preview.&amp;nbsp;The description in our tour guide said that this home was an ideal candidate to build either 2 separate residences or a one of a kind estate. Truthfully I would just consider remodeling it and leaving the structure as is! It was originally built in 1951, I though it was charming. The views sell the home.&lt;/p&gt;&lt;p&gt;Presently this home features 2 bedrooms and 3 baths with a guest house over the garage. The flat lot is 8,500 square feet with 50 feet of bluff frontage, (rare in Corona Del Mar) I know you are probably wondering the price of this property, $5,595,000. Any time when inventory is under a 6&amp;nbsp;&amp;nbsp;month supply it is considered&amp;nbsp;a sellers market. 6 months is average and above 6 makes it a buyers market, which we have had for the past 3 years now.&lt;/p&gt;&lt;p&gt;&lt;strong&gt;Dover Shores&lt;/strong&gt; is not the only community in &lt;strong&gt;Newport Beach&lt;/strong&gt; with low inventory. You can often negotiate a better price at this time of the year.The median list price is down to $1,211,596, but only 22% of the homes on the market have had a price decrease. The 3rd quarter for 2011 is not quite done yet but it looks to have been an inprovement over last year. When I took a look at the homes that sold in the 3rd quarter in &lt;a href="http://www.yournewporthome.com/Dover_Shores/page_2039960.html" title="Dover Shores Community"&gt;Dover Shores&lt;/a&gt; last year and&amp;nbsp;compared to how many have sold today we are ahead by 3 more sold, and we have 7 in escrow. &lt;/p&gt;&lt;p&gt;The average price sold&amp;nbsp;this year has been&lt;strong&gt; $1,468,676&lt;/strong&gt; versus last year&lt;strong&gt; $1,296,463&lt;/strong&gt;. While the highest price sold last year for this quarter was &lt;strong&gt;$2,295,000&lt;/strong&gt; this year it was &lt;strong&gt;$3,260,000&lt;/strong&gt;! I also looked at the entire year of 2010 compared to what we have sold this year so far and this year we are ahead by 10 homes. This week the median list price is slightly higher than last week in the 92660 zip code. Today the median price is at $1,682,500. Demand has been increasing and the days on market is trending downward. Just a few years ago you would be lucky to get in &lt;strong&gt;Newport Beach&lt;/strong&gt;&amp;nbsp;at $1,200,000.
